Product Terms of Use – Users
This document governs the use of the Shushu Pro service — the portal ("the Service"). The Service is operated by Shushu Systems (company no. 316114891) ("Shushu Pro"). Use of the Service, including registering and logging in, constitutes acceptance of this document. How information is handled is detailed in the Privacy Policy and Cookies Policy. The service
Shushu Pro aggregates property listings from public sources and matches them to search profiles defined by the user. Each match includes listing data and a link to the public source only, shown in the personal portal and, at the user's choice, also in notifications to a dedicated channel (such as Telegram). Shushu Pro points to public information and directs traffic only — it is not the owner of the property, is not a broker, is not a party to the transaction, and does not guarantee the quantity or quality of matches, the availability of properties, inquiries or the closing of deals.
For the avoidance of doubt: Shushu Pro does not provide the user with the listing owner's name, phone number or other contact details. If the user wishes to contact the listing publisher, they must do so through the public source, by themselves and at their own responsibility, subject to that source's terms and to all law.
Definitions
"The user" — the account holder, including a real-estate professional or a licensed real-estate agent. "Search profile" — a set of criteria the user defines. "Match" — a listing found from a public source that fits a profile. "Source" — the public source where the listing was published. "The portal" — the personal interface for managing profiles and viewing matches.
Display of information and no warranty as to accuracy
The data is provided "AS IS" and originates in listings published on public sources by third parties. Shushu Pro does not control the reliability of the information and is not responsible for its accuracy, completeness, currency, legality or the availability of any listing, the condition of the property or the conduct of the listing publisher. The user relies on the information at their own responsibility and must verify every detail against the public source before any action.
Neighborhood and real-estate data from public sources
Alongside property listings, the service presents aggregated neighborhood and real-estate information — including price indices and trends, recent comparable transaction data, demographic characteristics, nearby points of interest and services, walking distances, urban-renewal status and maps. This information is compiled and combined from public and governmental sources, open datasets, third-party systems and Shushu Pro's data engine, and is processed among other things algorithmically. Its display is subject to the terms and licenses of those sources, including giving credit on maps where required.
The neighborhood and real-estate information is provided for general, indicative purposes only, "AS IS", and originates from third parties not under Shushu Pro's control. It does not constitute a real-estate appraisal, a valuation, investment advice, financial advice, planning advice, legal advice or tax advice, and is not a substitute for independent verification and consultation with a qualified professional (a real-estate appraiser, lawyer or tax adviser). Where the service presents computed indicators, scores or comparisons (such as price relative to the average, or distances), these are produced automatically and are estimates only. No decision should be made and no transaction carried out in reliance on it, and the user must verify every figure against the official source before any action.
User responsibility and lawful use
The user is an independent controller with respect to any approach, contact or marketing they carry out following a match, and is solely responsible for it and for its compliance with all law — including (a) where the user acts as a real-estate agent, the licensing requirement and lawful professional conduct under the Real Estate Agents Law, 5756-1996 and its regulations; (b) the Protection of Privacy Law, 5741-1981 and its regulations, including the direct-marketing provisions of Section 17C; (c) Section 30A of the Communications Law (Telecommunications and Broadcasting), 5742-1982, prohibiting sending "advertising material" without consent (the "Spam Law").
If personal details reach the user in connection with a match, they shall use them solely to handle that match, shall not keep them beyond what is necessary, and shall not sell, transfer or use them for any other purpose. If a listing owner asks to stop being contacted or to have their details removed, the user must cease immediately. Each party is an independent controller of the information it holds, and this document does not create a controller/processor relationship between the parties.
Registration and account
Registration is done via Google sign-in and/or the Shushu Pro team, and is subject to Shushu Pro's approval; Shushu Pro may refuse to open or may close an account at its discretion. The user undertakes to provide accurate and up-to-date details, to keep their login credentials confidential, and is responsible for any action taken in their account. The account is personal and non-transferable.
Permitted use and prohibitions
The service and the data shown in it are intended for the user's use within their professional activity only. It is prohibited to copy, scrape, automatically extract, aggregate, distribute, sell or transfer to a third party the data or access to the service, to bypass security mechanisms, to reverse engineer, to use the data or the service's outputs to train artificial-intelligence or machine-learning models, to remove source attributions or identifying marks, to use the service to develop or operate a competing service, or to use the service contrary to law or this document. Such use may lead to immediate blocking.
Trial period, subscription and payment
A new user may be entitled to a free trial period. After the trial, continued use requires a paid subscription, per a price list provided in advance (amounts include VAT).
The subscription is an ongoing transaction: upon joining, the charge is made automatically and recurrently (monthly, per the plan), until the user gives notice of cancellation on their own initiative. The subscription may be cancelled at any time — through the portal or by email — and the cancellation takes effect at the end of the current billing period; no further charges will be made thereafter.
Payment is made through a secure payment page operated by HYP (Israel); for recurring billing, the payment method is stored with the payment provider (HYP) only, and Shushu Pro does not store credit card details on its servers. Your cancellation and refund rights and how to cancel the subscription are detailed in the Cancellation Policy, under the Consumer Protection Law, 5741-1981. Subject to those rights, payment for a monthly billing period already used is not refunded upon cancellation mid-period.
Intellectual property
All rights in the service, the platform, the design, the code, the logo and the "Shushu Pro" brand — as well as in the way the information is compiled and processed, in its visual presentation (including the neighborhood cards and displays) and in the datasets derived from them — are reserved to Shushu Pro. This does not derogate from the rights of the external data sources in the information originating from them. This document grants the user no right beyond a personal, limited and non-transferable license for the term of the engagement only.
Limitation of liability and indemnity
Subject to any law, Shushu Pro's total liability to the user for any cause shall not exceed the amount the user paid for the service in the period preceding the event giving rise to liability, and Shushu Pro shall not be liable for indirect or consequential damage or loss of profits.
The user shall indemnify Shushu Pro for any damage, expense, loss, fine or claim (including legal fees) arising from the user's use of the information or service contrary to this document or law, from any approach, contact or marketing the user carried out (including harassment or breach of the Spam Law), or from any misrepresentation by them.
Changes, termination and suspension
Shushu Pro may update this document from time to time; a material update will be brought to the user's attention, and continued use thereafter constitutes acceptance. Either party may terminate the engagement by notice, upon which the search profiles and matches will be deactivated, subject to settlement for paid periods. Shushu Pro may suspend or terminate access immediately in the event of a breach of this document, non-payment or unlawful use.
Governing law, jurisdiction and contact
This document is governed by the laws of the State of Israel only, and exclusive jurisdiction lies with the competent courts in the Tel Aviv-Jaffa District. This document, together with the Privacy Policy, the Cookies Policy, the Cancellation Policy, the price list and any specific signed agreement, constitutes the entire agreement between the parties regarding the service.
